LANDLORD FEES:

ONE OFF

10% (Including VAT) - Tenant finders fee only

This fee is a one-off charge which includes advertising to find a suitable tenant for your property, supplying the tenant with the relevant paperwork required by law such as the How To rent Guide/safety certificates and EPC, referencing the tenant, rent in advance and security deposit collection,drawing up the tenancy agreement for 12 months (with a break clause), hand over of keys to tenant, and finally passing on the rent/deposit to yourself (Subject to fee mentioned above), with receipts.

Any extra copies of keys will be charged at £8.00 inc vat per key (you will be charged no more than the actual cost to us).

Coffee & Bagel Estates will not manage the property after this point whatsoever.

It is the landlords responsibility to ensure the tenant's deposit is protected within the first 30 days of receiving it with one of the 3 government backed deposit schemes. The deposit must remain protected at all times.

MANAGEMENT

12% (Including VAT of the annual rent) – Full Management

This fee is charged annually for our full management services only

Our full management service includes:

Advertising to find a suitable tenant for your property, spending time making the appointments via phone/email/in person etc,, attending the property to show prospective tenants, answering any queries they may have. Once a suitable tenant is found for your property, we do all of the required paperwork with them, which includes referencing/financial checks, passing on the How To Rent Guide (with certificates such as gas safety/EPC’s) which is a requirement by law, to the tenant, our management service also includes drawing up and supplying the tenancy agreement, rent collection throughout the tenancy, passing the rent onto yourself, monthly rent statements, Moving in and moving out inventories , liaising with the relevant parties should an unforeseen problem occur, liaising with the relevant energy suppliers/council tax with the new tenant details, thus making the tenant responsible for their energy bills and council tax.

Extra charges:

A charge of £250.00 plus vat for the serving or witnessing of any papers or legal documentation to be served upon the tenant, in relation to the eviction process. This covers administration costs, time spent preparing documents, copies being sent to solicitors, time spent physically serving documents to the property, preparing the documents to be physically taken to the Post Office, costs for tracking/trace via Royal Mail and liaising with solicitors on your behalf, in short, any additional costs incurred to Coffee & Bagel Estates Ltd outside of our standard service.

Coffee & Bagel Estates also assist with maintenance issues, liaising with your tradesmen, or supplying you with quotes in order to rectify a disrepair issue, a 12% charge of the net invoice will be charged.

A charge of £200 including vat will be payable prior to formulating a Deposit Adjudication claim

A charge of £65.00 including vat per hour to attend legal proceedings (plus travel expenses)

A charge of £8.00 including vat for any extra copies of keys you request (per key)

A charge of £95.00 including vat for any additional property visits

A charge of £200.00 including vat for an end of year payment record statement which assists you/ your accountant in end of year tax returns (Please note that we do send monthly invoices which are included in our management service).

Arrangement of Energy Performance Certificates including certificate (carried out by a qualified assessor) - Charged at £75.00 including vat (Rating must be A - E).

Arrangement of an annual gas safety certificate including certificate (Pass or Fail) (carried out by a Gas Safe engineer) - Charged at £76.50 including vat

Arrangement of Electrical safety report - Charged at £180.00 including vat (this is for the report only, additional works may need to be carried out in order to receive a passed certificate), an additional charge for the passed certificate will be charged at a further £180.00 including vat

Arrangement of Legionella Risk Assessment - cost depending on company used, cost approximately £100.00

There are also other unforeseen, general management running, that may occur throughout the tenancy.
